These Terms of Use (“Terms”) govern your access to and use of the website stampsorted.co.uk and the tools and services made available by StampSorted (“we”, “us”, or “our”). By accessing or using this website, you agree to be bound by these Terms. If you do not agree, please do not use this website.

1. About StampSorted

StampSorted is a UK-based software platform providing tools to assist conveyancing solicitors and licensed conveyancers with Stamp Duty Land Tax (SDLT) calculations and compliance.

2. Use of free tools

We offer the following tools free of charge, without requiring you to create an account:

  • SDLT Calculator — calculates indicative Stamp Duty Land Tax liability for property transactions in England and Northern Ireland.
  • Tax Adviser Registration Checker — assesses whether your firm may need to register with HMRC as a tax adviser under the new registration regime taking effect from 18 May 2026.

Access to these tools is granted on the basis of these Terms. We reserve the right to modify, suspend, or withdraw any free tool at any time and without notice.

Important: our tools provide guidance only and do not constitute legal or tax advice.

3. Guidance only — not legal or tax advice

The SDLT Calculator and Tax Adviser Registration Checker are provided for general guidance and informational purposes only. They are intended to assist professional users in understanding indicative SDLT liabilities and compliance considerations.

The output of our tools:

  • does not constitute legal advice, tax advice, or professional advice of any kind;
  • does not constitute a formal SDLT return or submission to HMRC;
  • does not take into account all circumstances of a specific transaction, and may not reflect the most recent legislative changes;
  • should not be relied upon as a substitute for professional judgement, qualified legal or tax advice, or review of HMRC guidance.

You are responsible for verifying any output against current HMRC guidance, applicable legislation, and the specific facts of each transaction. If you are in any doubt, you should consult a qualified tax adviser or solicitor.

SDLT rules are complex and change frequently. Reliefs, exemptions, and surcharges depend on individual circumstances. StampSorted cannot guarantee that the tools account for every scenario, relief, or edge case.

4. Acceptable use

By using this website you agree that you will not:

  • use our tools or website for any unlawful purpose or in violation of any applicable law or regulation;
  • attempt to reverse-engineer, scrape, copy, or redistribute our tools, calculations, or content without our prior written permission;
  • use automated means (including bots or crawlers) to access or interact with our tools at scale;
  • introduce malware, viruses, or other harmful code to our systems;
  • attempt to gain unauthorised access to any part of our infrastructure or systems;
  • misrepresent the output of our tools to clients or third parties as being a formal SDLT assessment or legal opinion.

All content on this website — including text, designs, logos, calculation logic, and tool interfaces — is owned by or licensed to StampSorted and is protected by applicable intellectual property laws. You may not reproduce, distribute, or create derivative works from any part of this website without our prior written consent.

Nothing in these Terms grants you any rights in our intellectual property other than the limited right to use the website in accordance with these Terms.

6. Disclaimer of warranties

This website and its tools are provided on an “as is” and “as available” basis. To the fullest extent permitted by law, StampSorted makes no representations or warranties of any kind, express or implied, including but not limited to:

  • warranties of merchantability, fitness for a particular purpose, or non-infringement;
  • that the website will be uninterrupted, error-free, or free from viruses or other harmful components;
  • that the output of our tools is accurate, complete, current, or suitable for any particular transaction or purpose.

7. Limitation of liability

To the maximum extent permitted by applicable law, StampSorted shall not be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising out of or in connection with:

  • your use of, or inability to use, this website or its tools;
  • any reliance placed on the output of our tools for any transaction, filing, or professional purpose;
  • any errors, inaccuracies, or omissions in the content or calculation results provided;
  • any penalties, interest, or other charges imposed by HMRC or any other authority arising from an incorrect or incomplete SDLT return.

Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited under English law.

Where our liability cannot be fully excluded, our total liability to you in connection with your use of the free tools shall not exceed £100.

We have no control over the content of those sites and accept no responsibility or liability for them or for any loss or damage that may arise from your use of them.
